When do landlords need to start with MTD?

  • From 6 April 2026, landlords with qualifying income over £50,000 must comply with MTD for Income Tax.
  • For those earning over £30,000, the start date is 6 April 2027, and for over £20,000, it's 6 April 2028.
  • Qualifying income includes gross income from UK and overseas property and self-employment turnover, before expenses.

What are the quarterly update deadlines?

  • Standard quarters run from 6 April to 5 July, 6 July to 5 October, 6 October to 5 January, and 6 January to 5 April.
  • Updates are due by 7 August, 7 November, 7 February, and 7 May.
  • You can choose calendar quarters, ending 30 June, 30 September, 31 December, and 31 March, but deadlines remain the same.
  • Each update is cumulative, correcting earlier figures if needed.

What about the final declaration?

  • A final declaration must be submitted by 31 January following the end of the tax year.
  • This declaration confirms the total income and expenses for the year and calculates the tax due.
  • It's important to ensure all quarterly updates are accurate before making the final declaration.

Are there penalties for missing deadlines?

  • In your first MTD year, there are no penalty points for late quarterly updates.
  • After that, missing a quarterly deadline earns one point, and reaching four points results in a £200 penalty.
  • Late tax returns and payments are penalised from the start, so timely submissions are crucial.

How can Quartax help?

  • Quartax offers a service that turns a bank statement into the quarterly update for £39 a year, recognised by HMRC.
  • This can simplify the process and help ensure you meet all deadlines.
